October market update: High rates are scary, but the deals are no trick

The October market update is attached. If you're investing in Pittsburgh or thinking about it, it's worth a read. Mortgage rates hit 7.4%, the highest since late 2023, and that's spooking a lot of buyers. That's the treat for investors who are ready to move. Active listings are up 23% from last September, buyers are paying under list again, and in a 4.2-month-supply market, seller credits and price cuts are back on the table. My advice: buy the deal, and do not account for much opportunity from a rate drop in the near future.

Introducing the Pittsburgh Rental Market Map

I've built an interactive rental market map for Pittsburgh investors, covering about 180 neighborhoods and towns across the city and surrounding suburbs. Each area is outlined and shaded by rent, and you can switch between apartments, houses and small multifamily units at every common bedroom count. Hover over any neighborhood to see its rent range instantly. The ranges start from published rent data and are refined with a simple demand test: listings getting about one inquiry a day are priced right. The estimates are AI-generated, so treat them as a strong starting point, not investment advice, and verify with current comps before you buy. The map isn't public, so if you'd like access, book a 30-minute call with me. I'll walk you through it and send you the passcode to view at anytime.

September market update: winter is coming, but so are the deals

September market update within the attached. Highly suggest reading if you're in or considering the Pittsburgh market for real estate investments. In the words of a certain Stark: "Winter is coming." But so are the deals — fall and winter are historically when my investor clients get the best terms.
